This historically significant northern New Mexico ranch was established by contemporaries of Samuel Watrous in 1860. Its choice location on the Mora River offered a beautiful sheltered site and the ability to irrigate the rich bottom lands adjoining the bow in the river.

Today the Black Willow Ranch has an enviable set of newly restored and new improvements, as well as significant water rights(approximately 1,014 acre feet), and nearly 100% of its mineral rights.

The headquarters compound includes the restored 1862 ranch house, an adobe barn, a new 10-stall mare barn with apartment and a large heated shop. There are also numerous smaller outbuildings, a fabulous set of pipe corrals, horse paddocks and two large round pens. Nearby is the two-story Italianate brick home which may still be renovated. The house is located in the certified Tipton/Black Willow Ranch Historic District, which means that an approved renovation would be eligible for federal tax credits.

There is a separate three bedroom masonry manager’s house located about 1/2 mile away near the main entrance. It has a beautiful view to the west and is sited above a fantastic rock outcropping.

The ranch consists of 9,743 acres divided into nine pastures and a shipping trap. There are approximately 338 acres under irrigation from a proprietary ditch which serves only this ranch. There are ten stock wells (nine with windmills, one with a solar pump)and two domestic wells currently in service. The ranchland includes some woodlands which support a variety of wildlife, including elk, mule deer, and pronghorn. Gamebirds include wild turkey, pheasant and chukhar.

The Black Willow Ranch is conveniently located about 4.5 east of Watrous, NM — yet offers “end of the road privacy.” The neighboring properties are all attractive large ranches. There are beautiful views in every direction.
